Buying a Home in Reno

For as long as I’ve been in the real estate business—which I love by the way—I’ve been helping to provide solutions for those interested in selling a home in Reno.
Getting prepared to Buy
Throughout my entire career I’ve been refining my real estate model of providing options for buyers. Buying a home in Reno (or anyplace) is a major undertaking, and I believe that by exploring all options and solutions, it is possible to exceed expectations and create lifelong relationships with my clients. When weighing available options, I strongly believe it is my responsibility to consider a client’s long-term goals, opposed to simply settling for only the immediate fix. That being said, here are two key pieces of advice I believe every potential homebuyer should know to become better prepared for the home-buying process:
Pre-approval is Always First
Buying a home should always start with financing. Dealing with a bank can be very unpredictable. The time it takes to complete the pre-approval process varies—it can be very quick or it can drag on for what seems like forever. If the process takes longer than expected, the homes that you may have previously been interested in may no longer be available.
Seeking pre-approval first is also important because you don’t want to get set on a home that is higher than what the bank is willing to approve you for. On the other side of that coin, you may qualify for more than you expect, thus opening up your options. By starting with the financing first you know your budget and are ready to make an offer as soon as you find the home that is perfect for you and your family.

Hire a Reno Realtor / Reno Real Estate Agent
Using a real estate agent is usually free to the buyer. In 99% of all home sales, the seller takes care of the agent’s fees. This means that you can use my services to find the house of your dream without worrying about how much it is going to cost.

Getting Ready to Sell
Just like buying a home, selling a home is a major undertaking, and I make myself available to explore all options and solutions with every transaction; it’s a major part of the reason I’m able to create lifelong relationships with the majority of my clients. When you choose to work with me, I’ll consider your long-term goals and help identify solutions that allow us to work toward them. Below are two key pieces of advise I believe all potential Reno home buyers (and home buyers in general) should consider:
Don’t Forget to Take Into Account Closings Costs, Commissions and Fees
When calculating how much money you will have after a property sells, don’t forget to take into account closings costs, commissions and fees. A good rule of thumb is to deduct 10% of the listed price before subtracting the loan from the property. For example, if you list your property for $250,000 and you still owe the bank $100,000 you would calculate your proceeds as $125,000. 

$250,000 - $25,000 (10%) = $225,000

- $125,000 (loans) = $125,000 in your pocket
Selling may not be the Best Option
If your property will bring in cash flow as a rental, you may want to consider keeping your old property as an investment. Real estate is traditionally the most effective and consistent means for retirement. If you don’t want to deal with tenants, there are property management companies who will do all the work for you; including advertising, rental applications, credit checks, collecting rents, maintaining the property (and my favorite) direct depositing your rent into your account.
